How can I make this deal work?

Hi BP, I got a call from a seller today who is looking to sell his property that he inherited from his deceased mother. It's a colonial lake front property, 5 bedroom/ 4 1/2 baths , 3,200 sq.ft. Attached 2 car garage, mother in law suite... He's asking 320k. The ARV on this house is 450k. I have not looked at the house yet. He says that the house does need some minor cosmetic repairs. I'm thinking about 20k-30k repairs. And punched the numbers in and it didn't add up, however, I know an experienced wholesaler might be able to make this deal work. Tell me your thoughts. Thanks!
