Hey Marcus, Look into Asset based lending. Their out of Hoboken NJ. www.abl1.net. They lend in Virginia. A close friend of mine is having great success with them. I'm going to use them to fund my projects as well.

I can't recall  how many ppl called but the important part is that my phone has been ringing till this day and I did my first campaign a month ago. I have not put any under contract yet but I am working on a few good leads. I'm going to send out another direct mail campaign next week. In this business you have to market yourself. If you don't close any deals on your first campaign don't get discouraged... Send out another one. One mistake I made was spreading myself thin. Focus on one particular area. Good luck! 

You can purchase your list from listsource.com like I did. Then went through gobigprinting.com for the post cards which I had a good call back return. Can get expensive though.
