My advice to you is,yes ,you can make money wholesaling,but you gotta know what you're doing.
Read everything you can on the Wholesaling Posts here on BP before you make any big moves.
Also,since you have the background in RV's ,you might want to check out the teachings of Frank Wolfe and Dave Reynolds at "MobileHomeParkStore.com" they have an excellent course and 2 day training.They also buy and sell mobile home parks thru out the country.They also have a great reputation.
An under performing mobile home park and be a great investment,,
"If you buy it right ,make the right improvements and bring in good management.
Again ,take it slow and be very careful who you choose for a coach or mentor.I am sure there are a few excellent RE Investor clubs in your neck of the woods in Arizona.I would seek them out and start attending,,,

What I'm trying to convey James,is that Jay Decima is one of the few teachers that will show the properties he bought ,one at a time in chronological order,purchase price,how he financed them [usually seller financing] how he rehabbed them,how he rented them up,and more importantly how he manages them for positive cash flow.
He owns many properties in Redding Calif.
He also has a great reputation in the eyes of many conservative reviewers including John "Jack" Reed.

Heres a "Litmus Test" I plug in ,and apply before I consider buying any REI course or coaching program
01. Call the Guy,,,,,Yeah.Is he "not busy enough" to take your call or even return it? Thats the key really,,Is The Guy Accessable,,,or is there "A Firewall" between you and him...even after you give "The Guy " what he wants,,,,i.e.,,,,"Your Money",,,,
02. Call the Guy Again ,,,at this point you might get ,,,"The Gatekeeper " on the phone,,,,Great!!!!
How does "THe Gatekeeper" treat you on the telephone,are the helpful, courteous,responsive,,,,,?
Or are they ,,,,arrogant,contrary,indifferent,"catty",rude,surly,,,or do you get the feeling they just want to get your off the phone go to lunch,,,,,
03 Make a conclusion ,,,,
Guess what guys ,,,the way "THe Gatekeeper" treats you on the telephone is very likely the way "The Coach" is gonna treat you,if your lucky enough to talk to him at all
Since "The Gatekkeeper" is also "The Coaches Employee ,Liason and Representative" their attitude and conduct is a good indication of the quality of their product and services they render
04 If you get bad vibes on the telephone ,,,put that debit card back in your wallet Charlie Brown ,,,,get off the phone,,,and Run Forrest Run,,,,!!!!back to Grandmas house!!!
Seriously ,,take your time and do your research before investing in any course or program.If enough people are saying the same thing repeatly about any individual,,,you must take note of it.There are plenty of good products and programs out there if you are vigorous and thorough in your due diligence.
And yes,,,Bigger Pockets is a tremedous resource if you take the time to read the posts relative to your interest.I am amazed what I have learned here,,,,,Thank You BP,,,

To Mr John Jackson,,,
John you really "hit the nail on the head" and crystalized the issue Ive have tried to clarify and emphasize to my investor colleagues in So Cal,,,,,
If you take on any poor soul that can "fog a mirror" for a Lease Option Buyer candidate,,,,you're making a "Fool's Error" and buyin' a ticket on the Titanic,,,,,
It blows my mind when guys that are "cheerleaders" for Lease Option /Rent to Own get up and pitch the strategy ,,often times they say 'Honestly 85% of the people that get into a lease option aren't able to- qualify at the end of the option period anyway ,,so we're not really concerned about /who signs on with us/whether we can help them qualify for refinancing or not/whether we should extend their contract/whether they forfeit their Option Consideration money,,,you get the picture,,,,
Wouldn't we investors be better off (fortifying our reputations in the first place,,,,) be carefully screening and qualifying LO candidates in the first place?
"only accepting people with a good DTI and are financeable in the next 12 months" ,,,I like the ring of that John,,,,
I like the ring of that alot,,,,,
I wish more investors would embrace your attitude and understanding of the thing,,,,,
See,,,,I always want the guy to get his house",,,,,,I don't want to give a family false hope ,,,,get them involved in something like this and have an unhappy outcome,,,,,I think its an "ethical thing" ,,,just my 2 cents guys,,,I'm stepping off the soap box now

In my opinion ,investing in single mobile homes is not smart
However,,,,,
Investing in 100 to 150 space mobile home PARKS in the RIGHT STATES is very very smart
All your questions about this matter and the Safe Act stuff can be answered at a site called moblilehomeparkstore.com
