OK George here goes

Id say maybe 2 to 3 days for a licensed plumber and helper

3 to 4 days for a tile man

Find out the houly rate and multiply by total hours

Calif rates are high.Most guys out here who a "above ground:" legal licensed contractors paying all their insurances are at $175 to 225 per hour

Sure I know rates are less in Michigan

Find a good father and son outfit by asking for a refferal from a plumbing supply house .Ask for a small local outfit with a good reputation who pays their bills on time,u wont go t go wrong

Hello George

I wish I could see your project to give you a better idea,,,plumbing jobs are like people ,,,no 2 are alike,,,

Moving or disturbing original drains and water lines can be tricky,you must proceed with caution like a surgery,,,,no place for amateurs

You also want to consult an experienced tilesetter for the creation or altering of a shower pan,,,,they must be perfect and sound,,,,

If your going to go that far I strongly suggest upgrading to a Moen shower valve with integral shutoffs

I would consult a family owned plumbing company with good refferals from a local supply house.Having said that ,msot of these folks want to supply there own materials and do a "turn key " installation.Interview them on the phone and have them over to give you na accurate price quote for the comp[lete job.This way you both know how long and how much.It also gives you a chance to say yes or no ,,,yay or nay.This is how I conduct my business and I havent found a better way.Everyones on the same page,,,,

By the way ,,great BP podcast a while back there,,,one of the past Ive heard here,,,

Honestly Mike,,,I tried to do exactly what u suggested screening the Craigslist FSBO ads with a VA from the Phillipines,,,she was a nice intelligent person but the whole "thang" was a trainwreck,,,,she was send ing me leads for storefront businesses for sale,town homes 300 miles away from me geographically,,,,self storage properties for sale ,,,all of which I specially did not ask for.,,,

I think its a socio/economic cultural kinda thing,,,,

In this case you must have a local or semi local USA VA who has some understanding of real estate,,,,

All this after 2 months of training and Skype sessions,,,,

So I hope this helps guys.

VA are cool but u must be on the same page with them and know their limitations

No Mike not really

Most of the houses offer "by owner" are retial flips offer by investor/rehabbers looking for a retail buyer or they are "dummy ads" or shills from wholesalers looking to build a Buyers List.Nothing wrong with that but thats what the Hell it is.

As a practical matter I ve considered hiring a real estate assistant or intern to do the looking for me

Its kind of like looking for a needle in the haystack

I think my time and money i0s better invested in direct mail,but keep in touch and let me know how u do

I would try and find an old school father and son plumbing contractor in your town and get some quotes,,,be friendly and nice,,,plumbers go 100 yards for a nice client

Also consider stopping by 3 of the biggest plumbing supply houses in your town and ask for a refferal on a good honest freindly family owned plumbing contractor who pays his billls on time,,,,,,good place to start

And most important ,get a flat rate quote for the job,,,never pay a firm by the hour,,,its a loser,everybodys looking over there shoulder,,wondering how long its gonna take,,,,,get a quote and relax,,,,
