I just bought 6x high end new construction homes in Montrose.  Like $550-$650k type.  I'm actually offering seller financing on them now to help people get into them.  (see pic.  Don't want to post address for no-advertising reasons)

 Good idea on the seller financing! Houston may get hit pretty hard through the recent oil crash. Consider offering your agents a bigger bonus if they sell your properties right away. IMO the higher end homes will be hit first in a real estate correction. Montrose is a VERY popular area though so you may be safe..

The investors in my area (Houston, TX) are buying at a substantial discount 65% or less. In turn we are shifting our negotiations to drive great prices on homes. Hey guys, 

Sorry for the delayed response. Thanks for tagging me @John Clark otherwise I wouldn't have seen the updates to this post. I want to share my own personal experience since joining the tribe.

I am also very skeptical when it comes to these things but I do know the power of a mastermind from Napoleon Hill. The beginning is all very exciting. You are given a hard look at your net worth (not just in finances but in relationships, family, health, bucket list adventures, etc.), given information on DISC profiles, and a lot for me to remember right off the top of my head. I am about 4 months into the program. You are given challenges every week. One on Sunday and one on Thursday. They are meant to push you and build you up to the person that you have to BECOME in order to get to a million. 

For me these things are great and sure I could find all these things online by myself but, being able to network with people all across the US is a game changer. The network that Rock Thomas created is incredible and everyone is willing to help each other out. I now have two new business partners through the tribe. Also, it is very easy to be resourceful when you can reach out to anyone and ask questions. Plenty of people have already helped me and my business to cut some learning curves.

I've been trying to find a system that will automatically send follow up emails monthly to potential sellers.

Also, I know there is a system where you can send offers directly from podio. 

Does anyone have any good suggestions for these sytems?

I've started my business this past month and would like some information on anyone that offers consulting services to set up a successful wholesaling business. 

I am looking for great postcards designs for direct mail, CRM, Facebook and Google ads, and anything else necessary to start creating a great deal flow. I am open to any recommendations.
