I know this is random, but I’m Josiah Zebarth, an 18 year old aspiring investor and house hacker. I’m posting because I noticed there are a few people here who are investing in Louisville, KY and I will be moving there in the fall for college and investing. My two cents are go ahead with real estate, it’s less of a safety net and more of an active investment. While you are still young, invest and take risk so you don’t have to in the future.

Hey Logan,

Good question, if I were 19 and looking to get started, assuming you have read some basic books like Rich Dad Poor Dad, Think and Grow Rich and the 4 Hour Workweek. I would go ahead and get a job as a D2D salesman. You will learn so much about sales, people and yourself that it will be a great spring board to get started. Guys like Mark Cuban, Ed Mylett and Robert Kiyosaki to name a few started in door to door, so you’d be in great company.

I’ve heard that Pittsburgh, Cleveland, Indianapolis, and KC are all cities where the city is appreciating. And still low enough on price to get started without a massive down payment needed.

Good question, Shiloh

Personally I’m going 100% leveraged with the 42k reserves.

Here are my reasons: First, Having a large amount of reserve cash is more important to me than a lower monthly rate from having a mortgage on less money.

And also, I’m young and can still take a lot of risk without tons of expenses and responsibilities holding me back, so getting a riskier 100% rate would be totally cool.

I really like what Jesse said, that is great advice.

In my opinion, shoot for higher CoC and overall ROI, especially if you have enough capital to put towards a down payment of that size. When you find a property with a high enough Rate of Return your going to do well.

The book that most impacted me recently was:

Man’s Search For Meaning by Victor Frankl

It is an amazing book about finding meaning in life, never giving up or giving in and a book that was really helpful with quarantine’s on right now. If your interested I made a summary of it to condense it a bit and give some insight.
