Hey Craig, Killeen has been cash flowing machine for my Investors and many others over the pass several years and in my opinion will continue to do so. I think adding value to multi MF units is a great buy and hold play. The reason being is a little rehab goes long way as long as you don’t get too fancy. You can easily bump your avg monthly rents in MF from low $400’s to mid $500’s just by adding minimal cosmetic updates. The key is doing as each tenant leaves and not over doing it on price. You don’t want to spend too much on your rehab because you’re not going to get too much more than $600 monthly (Generally speaking) without pricing yourself out of the market. 

When comparing MF to single SFR generally you will get well over the 1% rule with MF, and with SFR you tend to get right around the 1%.

We have an off market, 3 bed 3 bath condo with incredible upgrades including top of the line appliances, lighting, double oven and lights/window shades with phone remote. Negative-edge pool overlooks Barton Creek vista. There is a rooftop deck and an outdoor summer kitchen. Across the street from In N Out. Needs almost no work to re list on the market. Condo is 1 year old and was purchased for $599,000 in November 2016!

I work for a large investment brokerage her in Austin, TX. We sell 25 to 35 properties each month, 65 to 75% of these properties being off market! These opportunities are perfect for investors as they do need a little work done to them. We are typically selling these properties for around 80% of the ARV minus any repairs. I was curious to hear everyone's thoughts on the APP/ Dialer MOJO. I have heard mixed reviews and I want to know if its worth the investment. I would mostly be using it for the dialer but has anyone used the other aspects of it. LMK!

I have been coming across more lots and teardowns lately in and around ATX. Some of the pproperties are zoned sngle under 5750 sq ft., and others are going to be over 5750 and zoned dor ADU's where are you looking in Austin. Also love to set up a quick phone call

Places that have really hit home for me and spending very little money would be FB groups, Craigslist (minimum of 30 post), ConnectedInvestors, Linkedin, Meetup, Reverse Searching MLS, Trulia, Zillow. All of these have proved themselves to provide leads some more than others. Also going to as many local networking events as possible, and not just showing up but asking questions to the group and pitching deals as well! Hope this helps, Good luck!
