We are looking at one property but there is great opportunity on the same block and adjacent. Did you find HML for cash offers a key in your growth to ensure you were purchasing at a price to maximize equity?

@Kurt McDowell, thank you for sharing your success! My wife and I looking to start in St. Louis as well. The city offers a great variety of property classes within each area. You mention a specific neighborhood, were you trying to saturate a very specific area with your footprint? Even down to the block(s)? Did you pick properties as they became available? Or did you proactively approach owners knowing you wanted a specific area? Curious your strategy as we are trying to find our way and build a path for growth.

Thank you Lane for the insight. Intermediary LLC, do you group assets under multiple LLC's to limit the exposure? Am I understanding correctly?

Thank you so much @Greg Scott for the insight. We are only looking to establish a LLC for personal asset protection. We are looking to invest out of state which will increase our risk. The added layer of security will be helpful we are thinking.

@Greg Scott, this might seem a basic question but I'm not understanding. The registration process of a LLC requires a "Principal Office Address". We do not have a brick and mortar so will a PO Box be required?

Thank you @Greg Scott for the follow up and thank you for asking about the need. Yes, to LLC or not to LLC that is the question...

Quick 10,000 ft. summary of our (my wife and I) real estate resume....

For the past 11 years we have managed a singe condo. We are now at a point to significantly grow our "portfolio". So now knowing and understanding the risk in having properties in our names. The decision of a LLC is only asset protection. Protection of our home and family. Honestly creating an LLC, marketing is currently not a priority. Closing on deals is the priority. We need to make progress, close on properties and start making an impact to communities. Once we have some momentum we will focus on domains, websites, marketing, etc...

A little off topic. We are just so eager to close on a deal and get started. But we also want to make sure that we are positioned that protects our home and family.

I am looking to register a LLC in the state I live but I am looking mostly out of state for investing? Is this an issue? Or should I form a LLC in each state that I invest in?

@Kyle Eckert, we are wanting to BRRRR the properties.

We are also struggling in determining a direction. We really want to improve communities, 

1. Should we just start focusing on the neighborhoods that look to have the greatest opportunity for improvement? Kings Way West, Kings Way East, The Ville, etc.. 

2. Area that look to have opportunity to turn around due to greater perimeter neighborhoods \ parks; West End, Central West End, Kings Oak, Gravois Park (Cherokee St.)

3. Area's that are higher class but less opportunity to BRRRR; Tower Grove South, St. Ann, St. Charles, St. Peters

Our strategy is to grow with multi family investments. Change neighborhoods, BRRRR for minimal capital investment, and maximize tenant stability. There are so many neighborhoods, we are starting to get into an analysis paralysis state. We will be traveling out to drive and walk the neighborhoods which is essential but again the area is so large and there are so many variables that we want to have focus when we arrive so that we don't waste time and can make decisions quickly and start.

Have you had any experiences with the neighborhoods above and or suggestions to my thoughts above? I'm not seeing a lot of comps in the lower class areas that are post rehab which is concerning for ARV.
