Okay, listened to the Bigger Pockets Podcast, episode 332 today featuring Adam Johnson and Brent Moreno.  They brought up REIPro, ListSource, PropStream and leadsherpa.com.  REIPro seems like it could be a super useful tool, for a Real Estate agent and an investor.  Luckily I am both, but I would like to speak/network with someone who is actively using it to get leads for investment properties.  I am not really into bulk mail, but I am completely okay with texting or making a phone call.  Anyone with extensive experience with REIPro?

Kyle, I do not have rentals here, but we are about to make our first run at a BRRRR house/multifamily. Looking every day for one, have viewed a few this week that didn't pan out. However, I think we will be under contract very soon. A lot has happened in the last month, so we are at the point we are ready to do it. I'll keep BP posted on the progress!

Dan & Kyle, I live in Cabot as well. Not a ton of multifamily opportunity here, but flips and brrrr opportunities are rather easy to find.  Lets connect sometime.

Concealed carry, without a doubt.  Less headache for everyone and you are protected.  Like others have stated, learn how to carry with one in the chamber and be safe.  Like the OP said, better to have it and not need it that to need it and not have it.

Have listened to several books lately, several of the Bigger Pockets books in particular.  One of them has a list in it of questions to ask a property management firm when you are looking to hire out the property management portion of the process.  Does anyone have this list on digits?  If not, do you happen to know which book it is in and where?  I have tried to look at my bookmarks, but I guess I forgot to bookmark it.  Any ideas?  Thanks!

Edit:  Found it, literally seconds after I posted this....been listening all day trying to find it.  Its in the 'Rental Property Investing' book written by Brandon Turner, Ch. 17 starting around 42 mins and 12 seconds left on the Audible book...

@LeonTaylor I suggest going to Real Estate school and taking the class first.  You can take one that is done 5 days a week for 2 weeks,  or you can go for 12 hours a day, Sat & Sun for 3 straight weekends.  Going to the class, a few brokers will come and talk your class.  Also, I will pit you in touch with my broker.  I HIGHLY suggest going somewhere that feels like a family, that is a good fit AND that has a high emphasis on training and accountability.   Get a partner (another agent for instance) to help keep you accountable.   Try to find a mentor that will help you learn the ropes.  Then, let everyone you know that you are in the business...and let them know often!

I'm a Realtor/Investor here in Arkansas and I can attest there is ample opportunity to make money here. You have to be willing to put in the work, many hours, work a day job and be an investor all the other hours of the day. Your young, read, read, and read somw more. Listen to podcasts and join a mastermind group. Find a local REI group if you can. Best thing you can do right now is increase your cashflow and educate yourself. Getting your Real Estate license is a great start.
