I am Highly Driven Learn and I would Love Advice
I currently am 21 years old. I previously attended college for free until I lost my academic scholarship due to my grades during this semester. Every since I have been young I have always wanted to have the option of retiring at a young age or simply be financially stable. As I previously pursed my BBA in Business, I began to notice that in life it's about your character and relationships with people that allow you to excel and also reach the financial goals you wish to obtain. To sum this up, I currently do not wish to go into depth for my college degree unless It's highly needed. I am very intrigued by ownership and investing. I currently work for UPS and basically living paycheck to paycheck.
I'd like to do what I love, and be in control of my time and the amount of revenue I make as of reflection of my work ethic. Although I don't have much capital, can anyone give me any suggestions on how, and where to start investing in properties, or investing in general?

Arkansas does actually have some great cashflow opportunities. I'm looking to expand my portfolio into Arkansas rentals right now. There is definitely good value-add opportunity in parts of Little Rock, Jonesboro, and over toward Memphis too. The opportunities are out there you just have to dig a little deeper and get creative.
There are lots of 2bd 1ba that are like 1,200sq feet which could easily be bumped up to 3bd 1 or 1.5ba to increase value and then in turn the rent you could receive.
I think getting your real estate license there is a great option.
