did the members find ffrei a good tool in purchasing good properties?? success stories??

I am an investor looking to purchase multifamily rental properties (duplexes or larger) in Rochester, NY. I am particularly interested in the Maplewood area, but will consider other options. I am open to purchasing one property at a time, or a portfolio of multiple properties. I have financing in place, and am prepared to act quickly when the right property comes along.

I am currently interested in buying about 25 properties in the Maplewood area. Does anyone have any tips on ways to find properties before they end up on the MLS? I am able to move pretty quickly on properties but I've found a few times that things are gone before I can even see them. I would love to hear any insider tips, not to mention if anyone knows of properties that may be going on the market soon.
