I was curious what landlords costs are in turning over a unit;

2 bedrooms duplexes and 3 bedrooms duplexes

I'm closing on my first properties within a few weeks and I spoke to an experienced real estate manager who recommended getting a work cell phone, however someone else said all I need is to add another work number which forwards to my personal cell . Help what should I do???!!

I guess it depends on if you are sure that real estate is right for you. If you think it is right for you then get out of college right away for the following reasons: A. Why start a real estate career with mass debt, save the money you would of spent on college for four years learning real estate (the best way possible) by working in it and use that money to invest!!

B. Depends on the college, but college is a horrible place to learn just look to all the protesting going on that is not a atmosphere for learning.

C. Finally success in life happens when you commit completely to your work, meaning working weekends and working past 9-5, that being said college is not the place to learn the necessary work ethic.

Good luck and if you decide to leave college then my advice is to self learn as much as possible and work, work, work.

ok I'm a newbie closing soon on my first 5 properties which I found through a realtor, however now I'm looking into auctions but I'm completely overwhelmed with the idea because I have no clue how they work!!!

I'm talking about repairs you need now, in other words if a house I am looking at needs a new roof do you add 10 k to the purchase price when calculating projected ROI, or since now I won't need one for 20-30 years don't add the 10k into the purchase price?

I'm a newbie about to close on my first 5 properties in Rochester, NY and I'm looking now at properties which need work, my question is how do the experienced investors of this blog calculate repairs into the projected ROI, in that a new roof wont need to be replaced for 20-30 years ect.. Thanks Josh
