So I have a general rule with tenants 2 srikes and your out - as in "I’ll pay on the 6th" (insert excuse) "oh I’ll pay the 15th" (insert excuse ), if 16th comes along and rent isn't paid  then I evict . What’s everyone s experience and advice with these issues ??

Listing price for the package of 11 properties is 501k. I don't have exact numbers on the others as they are off market, so it would be a negotiable situation. He is more flexible the more properties a buyer is taking.

An agent I work with has a portfolio of 11 houses (19 units) for sale in Rochester. Mainly 14621, a few in 14605. 8 doubles, 3 singles. In theory, there are another 8 houses (mostly duplexes) which could be added in.

The seller is a foreign investor who wants out. There has been some serious mismanagement due to disagreements between the owner and the management (not to mention a language barrier and time difference). Most have C of O's, and he is negotiable on the rest. For the right person, who is not looking for turn-key, this could be a great money-maker.

Anyone know of someone who might be interested?

Takes up lots of time, fifty percent of people don’t show to appointments,

I agree with everything above(I also would never buy a property without seeing it first as an investor), I am specifically referring to showing apartments for rent using virtual showings, and how people respond to them. My dream would be that from the showing to lease signing process could all be done via online, to me the virtual showings, if it works, would be a great first step in that direction

my wife is a realtor and they have the software I’d use it through them for a small fee, I’ve heard of other pm’s doing this

Looking at buying a duplex in Gates, ny a suburb of Rochester, trying to get an idea of what the rental market is like, i.e. Do houses rent quickly do tenants  stay long what kind of tenants would Gates atttract, love to hear if anyone has any experience or info on the Gates rental market
