Welcome to BP! My advice is to listen to all of the BP podcasts while driving whenever possible (there are over 240 podcasts to listen to). This will get you familiar with the many REI strategies out there and a great start to your RE education!

Welcome to BP! I also recommend that you listen to all of the BP podcasts. I had never listened to any podcasts before but now I am almost done listening to all of the BP ones and I have learned so much and been motivated by listening to all of the successful investors that they interview. I'd say that they have been my best source of information so far.

As far as I know (and from reading the book Landlording on autopilot) once you have an applicant who meets your criteria you really aren't supposed to keep processing applications because it could turn into a discrimination issue. But I'd wait to hear from more experienced landlords before making a decision!

Try doing a search on Facebook of your phone number? I know that won't work if it was posted in a closed group though. Or join the local Craigslist and for sale type groups and do a search there? Maybe Google your phone number to see if somebody posted it on Craigslist?

I've heard of paynearme, it lets them pay cash at 7-11 and other places for only a $2.99 fee. I've never personally used it but I've heard people on the BP podcasts talk about it.

@Michelle D. The website for Indianapolis is http://www.indyhousing.org/housing-choice-voucher/rent determination I assume that each city or county has their own website. I just searched on Google "Indianapolis section 8 rent amount" and found it. And it is actually an interesting question for any city where the market rent is generally lower then what section 8 pays!

Is anyone on here renting out section 8 properties in Indianapolis Indiana? I am considering it but I am confused about the rent prices. The section 8 website says that a 2 br voucher is $800 and a 3br is $1,072. But, for example, the market rent is lower then that on my 3br townhouse ($750). Actually I'd say that most properties in Indianapolis are renting for lower then the section 8 voucher. So how does this work? Do section 8 applicants only rent in A/B+ neighborhoods with that market rent? Thanks!

If you don't mind sharing, what do you guys pay for insurance? I have liberty Mutual and pay $70-100 per month for landlord policies (depending on property value). Is this completely out of range?

Don't know about your area, but in Indianapolis if you call the police non emergency number they will send officers to secure a vacant property (I've done it on multiple occasions)
