The first thing you would do is start reading and learning as much a possible when you have a free second. A good book to start with is No and Low Money Down with Brandon Turner; see as that might be your strategy. If I were you, I would look for a turn-key residential property and house hack with other tenants. That could range from an SFH up to a four-plex. That way you can hopefully live FREE. 

Before you start, make sure you have the right finances in place. You need to have a reserve and invest from a position of strength, in my opinion. For example, I save $5,000 per home before purchasing my next investment home, plus saving the monthly CAPEX and vacancy amounts. You have to fight that feeling of scarcity minds set and look at investing through the lens of an abundance minds set.

I just left Monterey, CA, after completing my master's degree. Honestly, I didn't look at multifamily or SFH's in that area due to the price points to enter the market. That being said, there are older properties in the Monterey area that could be potential BRRRR's. Are you looking solely in Monterey, Pacific Grove, Carmel, Salinas, and Seaside; other possible options, too, and the prices start to drop in Seaside and Salinas. A member of my mastermind group is looking to flip property there and is attending NPS too. His name is Tyler Gobles. Shoot me a DM, and I will send his G-mail account.

In the military, we have a saying; the enemy always gets a vote. I have a rental property in Louisiana, and that property is newer with outstanding tenants and cash flows nicely. However, there have been about 4 to 5 hurricanes or tropical storms that come with it. That being said, investing in real estate has an inherent risk level, which is why it is always important to invest from a position of strength. Ensure you have the finances and property insurance beforehand. Texas will continue to pull high-paying jobs and remain a great investment opportunity for the future.

I was open to Decatur but heard there were environmental issues given the city’s industrial history. My goal for this weekend is to scout out that area. It seems that Decatur and Athens are both on the path of progress.

I agree that Huntsville is a thriving market and growing very quickly. I expect Huntsville to surpass Birmingham quicker than the 5-10 year market, given the new jobs keep coming to the area. That being said, I feel that the secret is out. It is becoming increasingly difficult to find an investment property that makes sense. I'm blessed to be stationed here and learn the market firsthand.

My REA has a MLS search on the local market MLS. That search engine sometimes lists homes as a pre-view before hitting the other MLS platforms. My best advice is fine a REA that is also an investor and willing to give you candid feedback.
