This was my original thought to be able to store boats and rv’s. I wil check with zoning and see how it goes.

I recently purchased a triplex in Phelps NY which sits on 2 acres. I was wondering anyone had any suggestions on ways to monetize those 2 acres without a huge up front cost? I’m sure I will have to check zoning but figured I would see what ideas people had first?

I am now at a point in the process where I should have already had clear SOP’s written out but I never have done it. I have been guilty of working in my business not working in the business and it has created unnecessary situations. I was wondering if anyone had clear SOPs written out for the property management side of things that I may be able to reference? I currently have 6 multi family houses (20 doors) also I work 48 hours a week at my w2 job and if I want to continue to grow I will need clear SOP’s if I intend to bring someone on to help.

I purchased a 4plex in February which had inherited tenants. One apartment I knew was going to be a problem as the stopped paying the previous owner when covid started even though they continued to work. After I purchased they have paid me but never on time and always in installments. The guy has been arrested before for drugs and domestic issues before and seems like he thinks he is entitled to do anything he wants. Also you can tell that he is upset every time he pays me almost like he feels he shouldn’t have to. Well when I can’t get ahold of him I will text his girlfriend who is also on the lease or do a group text because sometimes that’s the only way I get a response. Now he is telling me it’s his apartment that she isn’t on the lease and he pays all the bills so only go through him. He sent a text tonight at 1030pm saying the same thing and saying how he wants a 1 year lease which obviously I will not do. I want him out now and haven’t signed a new lease because his was up in November with the previous landlord but with the moratorium I assume he will stop paying if I tell him I want him out in 30 days. So far I have been managing to be as nice as possible but now I have to tell him I will not do a 1 year lease and that his girlfriend is on the current lease so she has every right to know when rent is late or there is an issue. Any suggestions?

Set your criteria and stick to it. If you say a background check is required then do it for everyone. If the person does not want one done then I would move onto the next person.

I am from the greater Rochester area. I have a triplex and am a partner in a duplex.  Currently am looking for more small multifamily properties hopefully in Ontario county.  Feel free to reach out any time lately it seems all I want to do is talk about real estate.

@Jerryll Noorden I haven’t done dmm yet but I have bought a list of 400 multi family units with the goal to find a least one for a buy and hold property. Do you think direct mail marketing would be good for that? I was also thinking of sending 50 letters out a month till I have all 400 plus houses receive a short letter introducing myself and that I’m interested in buying a multi family residence. I guess my question is what do you think would be most effective for a buy and hold strategy targeted to one area?
