I’m looking at creating an LLC to allow rent received, etc etc to be handled separate from me, myself. I plan on eventually investing in multiple states as well. I’m looking at one, parent holding LLC as an umbrella, and one LLC under it per every 100-200k in value. I do not plan on limiting myself to residential only, but plan on increasing my portfolio to commercial in the future; trying to ‘think big’ now and plan backwards.

Morris Investments runs a Holding Company LLC which manages multiple LLCs underneath (see one LLC per approx 150k of value). This seems like a smart idea. My question is, while planning to buy my first property, should I form the holding company LLC first? Or just an LLC in general to do the first property, and the holding company further down the road?

If I sell my house traditionally, see RE agent, I'm losing over $10k in money I could invest with. In the simplest of terms, "Barney" style if you will, can someone tell me how to go about doing a For Sale By Owner route?? Like, the whole process and best methods, tips, etc etc Thanks in advance!

Exactly! It all depends on the end game. Do I want to run a business forever? Do I want to WORK for myself forever? Or do I want it to all work for ME? I partly believe that by creating a business, I could at some point sell or at least step away from a business. I can't sell myself! If that makes sense..

Maybe I haven't read enough haha! I was referring to starting a property mgmt company to be able to expense things such as travelling to and from properties, equipment purchases, etc etc. Starting off with basically zero capital here lol

So from reading several posts regarding LLCs and REI, it seems pretty obvious that you don't need to, nor should you, start and invest using an LLC until you are much deeper into the game. My question is this: If you plan on getting into REI, would it be beneficial to start a PM LLC for yourself to maybe help with the maintenance of any future properties, etc? Nothing to do with the purchasing of real estate, obviously, but to help yourself out in the beginning and also as a potential alternative means of saving/making some extra money long-term? I'm just a newbie to this who is getting out of the Army in a few months!

Thanks for the replies! Odds are I will try and sell. This is a great area to invest in, however, due to a large increase and expansion in military personnel and the effect that has on local economic expansions, which are all taking place within 5 miles.
