I have only been on here a very short time. I am new to investing in RE but I can say that this sight has had more knowledge than any other waste of money seminar I had attended previously hands down.  The best part is I haven't been tempted by one "shiny object" or magical formula that includes dumping my wallet out on a counter.

This is only information I have found myself doing research. I started out doing a ton of research on Tax liens. The one constant I have found is that none of the county workers want to deal with you unless you know all the right questions.

Not all states are lien states, some are deed states and a few are hybrid states.

Also every county varies. The tax lien sales are very different from county to county.

So the county you researched may only have their properties listed by parcel ID and the next county over may have a sale the same month and theirs is a complete description.

In North Carolina it is only a deed state. But South Carolina Is a Lien state and offers 12% return with a 2 year redemption period.  You are not obligated to purchase the lien for all 3 years on that case, you can purchase only one year and whoever buys the consecutive years will have to buy your lien out before they can exercise their right to foreclose assuming the lien is never payed by the owner.  So in that sense you are guaranteed your money. Also if the list only has the parcel ID call the assessors office and ask them for a key code to decipher the parcel ID. Most of the time they have it handy and are willing to give it to you. This will help you decipher single family from commercial and vacant vs. improved. It will also give you location so you can weed out the bad areas and ensure a good return. Again this is just the information I have found but I did about 45 hours of research trying to figure out what field of investing I wanted to get into.
