Out of curiousity, what type of cap rates are you guys seeing in Cleveland vs Columbus? And what are the typical cost entry points in Columbus at the moment for SFH and MFH?

I am currently on the lookout for a market to get my feet wet in the Midwest -- Cincinnati and Columbus keep coming up.

Hello Bigger Pockets Fam,

Right now I am about to sign for my first PM in Jacksonville, FL.

I was leaning towards HomeRiverGroup, but upon my final phases of research and reading their binding contract, I am having second thoughts. 

Is it typical:

1. for PM's to keep administrative fee's? (ie: late fee's)

2. And charge $500 for early termination fee's with no mention of recourse on lack/no-performance on their part?

Does anybody have firsthand experience with HomeRiver in Jacksonville?

Or does anybody have other property managers in Jacksonville they can recommend to me?

Hello! I was looking in Las Vegas because I am moving there, so I thought it would be a good start to get my feet wet with Real Estate Investing! But as you saw firsthand, Kent, it doesn't make sense with the cash flow. I was actually only looking for multi-family homes. I am still considering one in Vegas; it would only make sense though if I lived there and put 5% down. Still doing my homework though!

Vegas: I am still considering a 4-plex in Vegas, depending if I can get the right financing. I'm looking for a broker to help me secure the right type of financing.

Midewest: I am doing my homework right now and researching properties out there. My brother-in-law's co-worker (who I learned some valuable info and led me to this forum!) told me to take a look out in that there because he saw a lot of people having success out there. Now he is having success out there.

Hello everybody!

My name is Josh and I'm from San Jose, CA. I'm 29 and I'm a Dentist. I love learning and actually have been learning about different sectors of e-commerce with the big idea being "able to make money from the beach in Bali". I have dabbled in different forms of dropshipping (selling physical products online) but I've known I always wanted to go into real estate. 

I've been reading up on the basics of real estate investment and decided to search for my first investment property in Las Vegas. My brother-in-law heard what I was doing and he told me about a co-worker that currently has about 20 doors under his belt -- naturally I wanted to meet him!

This co-worker guided me to Bigger Pockets a well as gave be a few golden nuggets of information and got me fired up to continue on my quest for Real Estate Investing. I have read "The ABCs of Real Estate Investing" by the Rich Dad Advisors (Affiliated with the Rich Dad, Poor Dad book). ABC's is definitely a great intro book for what to expect with Real Estate Investing, as well as defining concepts and working through equations and such. Definitely a great book to understand the first concepts of cash flow  for a rental property. 

I am currently reading Long-Distance Real Estate Investing by David Greene. I am about 1/4 the way through the book and I feel like so much knowledge as been dropped that I will definitely be reading it over with my highlights and notes!

My overall goal is to create passive income that can replace my current salary. I want to buy my time back!

At the moment, I'm looking to assemble a team out in the mid-west; Indiana to be specific. 

If anybody has any suggestions for teammates, reading, or any seminars, I'm open to it all!
