 I just did, exactly, what @Edgar U. said to do. He is spot on. I was all in at a little under $14k. It was 3.24 ac.  Buy price, included a soil evaluation, drone pics and getting an improvement permit for my end buyer. She wanted one before buying because she is ready to build, so I got the same soil scientist that did my soil evaluation to do that for her within the next week. Sold for $47K. Some courses say on average, you'll get a deal for every 1800-2300 pieces of mail sent. Doesn't always happen that way, but it did for me. Some people mail 1500-2500 a month. Some do 3000-5000 a month. Some 10,000-20,000 or more a month. If you send only a little mail at a time, it may take a while to get a deal. If that's what you have to do to get started, then do that. You can still get a deal. I just did it that way, but up your mail after that first successful deal and mail consistently every 2 weeks or every month. County selection and pricing is very important. Get, at least, decent with that and you should get some deals. I bought a course, but you can do it without buying one. In case you're wondering, I bought the Apke Brothers course Land Investing Online. I did this all virtually except I went to closing.

One that I am using right now is Follow Up Boss as a CRM/caller/texter. My VA already knows how to use it so I thought it might be a good fit. Although, right now I was flagged for sending out too many texts... may be changing up the texting component soon. I was referred to something like Textedly from Follow Up Boss support.

 No, he definitely meant sewer.

We've gotten into some pretty unproductive conversation about "how in the past 10 years he hasn't needed a sewer inspection" and how I "am routinely scoping up properties for BRRRR in Kansas City, and how a sewer scope was included for each property and actually saved me from bad deals" ...

I am working with him because the turn-key company I am working with vetted him and I trust that company because of my research with them! Hopefully this pans out to what I expect

Sewer scopes are done because you cannot visibly inspect a sewer line located under a slab. Repairing lines under a slab is expensive and disruptive, thus it is reasonable to request a scope for “slab” houses. However, one of the benefits of a modern crawlspace is that the sewer lines are above ground, clearly visible and can be inspected for flaws without a scope. A proper modern Crawlspace has >= 24” clearance thus all sewer lines are easily accessible.  I would suggest you reengage realtor armed with this info and request additional details.

Thanks for the input Alex. It's interesting, this guy has been indirectly helping source deals for clients with this turn-key company for years. Although, it has been more recent he's been working directly. I am searching for some sewer scope contractors as we speak.

Glad to know I am not crazy for thinking this!

Yes he did. I was confused at first because I was under the knowledge that sewer scopes are ALWAYS to be done for investment properties... It's interesting because this guy worked indirectly with this turn-key company for a few years, but has more recently moved to working directly with them.

I am calling around for a sewer scope inspection to be added. Thanks for your input!

Rent to Retirement

This is my first Property with then, so I can't answer the rest. In all my searching through BP, it seems like they have a glowing rep. 

Ofc, I am still doing my own due diligence hence finding out other common inspections in Alabama.
