Hi Everyone,

I apologize for the double post, I had originally posted this in the 'General Real Estate' forum before I came across the local forums.

Over the last few months I have been working hard to obtain my goal for 2018 which is to buy my first rental. I am originally from the UK, however I currently work in the Commercial Real Estate world here in Orange County, California but am looking to invest in residential SFH in middle TN. I see TN as a growing market, as well as considering a move there in the near future (Franklin, TN). I am open to other markets, however TN seems like the right choice for my current situation and seems like a great place to get the ball rolling.

I am now at the point where I am seeking Real Estate Agents, Lenders, and PM's so I can develop a solid team and begin my investing career. I have the cash required for a down payment on a SFH of around $100,000. I have performed a detailed analysis of a few properties and the numbers work pretty well for what I am trying to accomplish and for the ROI I am looking for.

I have utilized the "Search" function here on BiggerPockets as well as other means of research in hopes to find a solid team. If there are any investors on here that currently invest in the TN market or have recommendations for Agents, Lenders, and PM's I would love to hear from you. I am ready to begin my REI career and hope to obtain my first rental within the next few months!

Thank you for your time!

Post: Help assessing a deal with the 1% rule

Hi Michael, Personally, I am not a big fan of the 1% rule. It all depends on what returns you are looking for - some people may be happy with a cash flow of $300 per month whilst some investors may require more to satisfy them. I would perform a full analysis on the property using various purchase prices but be conservative on the rents and using worst case scenarios with expenses. This will then give you an idea of the potential cash flow on the property and you can go from there. Let me know how it turns out! Josh

Hi Brendon, Sounds like you have a good plan! I am in the same boat as you, currently living in Orange County, CA and looking for opportunities in other states. Moving here from the UK, I find CA very expensive to invest in and the numbers don’t make sense for me personally. A few months back I decided out of state was the best way to go and have narrowed down a few areas. I have an investor from the UK that is willing to finance the deal so now it is just a matter of finding he right property. I would love to chat to you more about investing in general and swap some ideas.. let me know if you have any free time as we are pretty close to each other! Take Care, Josh

I am trying to register for the event, but the link to register is broken. Is there an alternative registration method?

Thanks!

Hi Guys, I am interested in the ways that investors have funded the Down Payments for rental properties? Which creative finance techniques did you use? I know a lot of people have used FHA loans to reduce the down payment size, but if I already have a home that is my primary residence I guess this is not an option? Thanks!
