Financing a Down Payment for Rental Property

Hi Guys, I know there are a lot of ways in which a deal can be financed. I am interested in how people have funded the down payment? Any creative finance techniques that you have used? I know a lot of people have used FHA loans, but if you already have a home that is your primary residence, I assume this isn't an option? Thanks!
