Hey BP community: I'll soon begin a rehab on a commercial property in DC. Have to construct two new floors and rehab one existing retail floor. I'm interviewing contractors: any suggestions based on personal experience? At least one of the levels will be residential, so residential contractors are probably fine too. Many thanks in advance.

Thanks @Russell Brazil - much appreciated. From what I can tell, looks like you can find a ready-to-rent SFH in those neighborhoods in the upper $500s, and one that needs a lot of work for around $400k. What do you think the long-run upside in those neighborhoods could be?

Hey BP community - checking back in here after a while off. 

Still looking to get my feet wet investing in Washington, D.C. My wife and I want to start with a buy and hold in the city proper, rather than MD or VA. We've worked and/or lived here for many years and want to own a piece (or more) of the city before it is too late.

Theoretical question: if you had $80 - $120k to leverage, what would be your move(s) in DC?  Cash flow is not a priority for us; long-term appreciation is.

Just bouncing around ideas, neighborhoods, etc.

Is there a such thing as paying someone a fee to set up a real estate investment portfolio? Not just a mentor, something much more robust than that. 

I promise you - I'm not lazy :-)!! Far from it.  It is just that the monetary return on my time is much higher with my job than the return from real estate investing would be any time soon. Basically, I will lose money spending much time on investing in the short and medium run, but in the long run, I do want a stake in the real estate market.

So theoretically: let's say I have some cash to invest and want to leverage that cash and a good credit score to secure financing and acquire properties. Can I pay someone a flat fee or percentage fee to find deals, analyze them, and move me all the way through the process, from analysis to offer to closing to rehab and even finding a tenant? Basically hiring a "project manager" from start to finish.  I would be involved at every single decision point and would do research and vetting as well - but I'm outsourcing much of the work to someone else. 

Or maybe this means I want a partner - where I can fund the deals with cash and credit and they do a bunch of the work. 

I have not given up on doing it myself - far from it - just  exploring options! Thanks all.

Hey folks - I hope you all are doing well and enjoying the beginnings of the holiday season! I'm checking back into BiggerPockets after briefly dipping my toe in the water last year. Long story short, I'm a newbie: I run a successful non-real estate business and now want to transition some profits into real estate in the DC/MD/VA area. I work in DC, live in Upper Marlboro, and am interested in any range of deals throughout the area.

It's a bit overwhelming trying to figure out where to start, especially with so many investors already here.  I'd love to own a piece of Washington - maybe a 4-unit rental in Anacostia? But also wide open to other deals that make sense especially in PG County where I live. 

Look forward to learning more from you all and hopefully jumping in feet first with my first rental property early next year. Feel free to share tips / pointers for a noob from Washington! Many thanks.
