Getting started in DC/MD/VA

Hey folks - I hope you all are doing well and enjoying the beginnings of the holiday season! I'm checking back into BiggerPockets after briefly dipping my toe in the water last year. Long story short, I'm a newbie: I run a successful non-real estate business and now want to transition some profits into real estate in the DC/MD/VA area. I work in DC, live in Upper Marlboro, and am interested in any range of deals throughout the area.

It's a bit overwhelming trying to figure out where to start, especially with so many investors already here.  I'd love to own a piece of Washington - maybe a 4-unit rental in Anacostia? But also wide open to other deals that make sense especially in PG County where I live. 

Look forward to learning more from you all and hopefully jumping in feet first with my first rental property early next year. Feel free to share tips / pointers for a noob from Washington! Many thanks.
