SC Law requires non residents of SC, when buying, to pay additional taxes.

I'm an agent in Columbia and could connect you with professionals in the area or other agents for your local market. 

You don't have to use an agent to buy property, the Listing agent can "Referee" the deal, but cannot offer you advice or have your best interest in mind. Remember, they are working for the seller. If you aren't planning on buying for a REALTOR listed property please get a RE attorney who has a history and a professional. There are a lot of issues that can happen if someone simply "thinks it's ok" 

Maybe your first deal could be with an agent so you get a feel for how to work it. PM if you want some more contacts or to discuss further.

@Oz Pariser in SC the Contract of Sale has a point in it in case the seller or buyer passes away. You can legally enforce the sale from either side once it is signed. Crazy, but crazier things have happened. 

@Mateusz Prawdzik Would you like for me to connect you with a REALTOR in your area? They can help with the ARV (they may call it a CMA (comparative market analysis)). They shouldn't charge you anything but remember, their goal in helping you is that when you need to sell or when looking for properties that you would utilize their skills. It's a business of relationships so only use people who treat you well. You also need to makes sure you can treat them well. I'm here to help if I can.

@Laura Alamery As an agent myself, we want to make money for our time and effort. I would recommend making sure a Real Estate Attorney has been included in the discussion at the very least. Retaining a REALTOR is going to divert some legal liability because they will be handling a lot of the paperwork and pointing you to other RE professionals. It will cut into your profits and finding someone who will work with tiny margins or a flat fee my not be best for you. Legal issues are expensive and dangerous. Talk with a professional RE attorney about laws in New Jersey

@Jacob Barnhill I've just set these up and would be glad to help you do it as well. The shortcuts can be done inside of GMail and setting up email templates/canned responses.

For me organization was and is the problem holding me back. I had to get clear about what I wanted, then decided I would do what it took to get it. That means logging on my Google Calendar call, text, and email every day for 10 days until I get a response on a lead. 

It sounds like overkill, but even if they tell you to leave them alone, that's a response. And sometimes they feel sorry for all the work you've done trying to connect with them. Imagine them apologizing for not answering!

Summer is hot and humid, you have been warned. 

You can be convenient to multiple hwys, I'm 5 minutes from 2, 10 minutes away from a third.

@Christopher Riley West You're looking for a HML or a Partner to help with financing the deals? I recommend connecting and looking for meet ups. There is currently one schedule in Charleston for the 9th at 4 pm.

There are some other ones and how to find them. 

Be mindful and weary of scams when it comes to lenders. There are lots of stories of investors losing money because of scammers. You're a hardworking man and smart, so that shouldn't be a problem.

If you want to build trust and find a partner it takes the same work as what got you to where you currently are. Read forums, post responses and questions. Comment and congratulate others along the way. Have you connected with the Alumni Assoc at Clemson yet?

@Laura Alamery I think the idea would be to present yourself as a professional wholesaler and then present the lead as a potential 50/50 deal. You're offering the partner 50% more than they would be getting and that always good for them.

@Oz Pariser wow! that's incredible! Sounds like the kind of way to get into Real Estate investing. I'm going to start with wholesaling for those very reasons. Sounds like it takes a whole lot of hustle and great relationships with partners/mentors.

I would love to know, if it is too personal I understand. Was this a Hard Money Lender,  Company, or your own/Partner's cash for this deal?

@Jacob Barnhill do you mean phone and voicemail services like Google Voice for voicemail and call forwarding?

You can set up Google Voice to automatically forward to a number of devices so that multiple people on your team can answer the phone. 

It sounds like you're struggling with following up with leads. is that what you're saying?

I use a text shortcut on my iPhone. I type xx and it changes to "Josh Stevenson, Royall Simons Realty at Keller Williams". I have another for a text response that I also use for Gmail on my iPhone. 

My experience has been 6-7 contacts before I've built enough trust for some people to respond.
