@Salvatore Lentini Great points, I 100% agree with you about coming up with an effective plan first. I think that's one of my biggest hurdles. Definitely going to sit down and really work on that, thank you for that advice.

@Sherwin Gonzales I have not been to any meetups yet in the Bay Area. I have heard so many great things and I plan on attending one in the near future.

I noticed you're a seasoned investor from your profile, I was also looking at multifamily properties in Sacramento just because San Francisco is crazy expensive. Im interested to know your experience so far with an investment property in that area if you don't mind. I will shoot you a message

@Account Closed Im on the same boat, although I think consuming information is a great thing to educate ourselves, but not knowing when to take action is also one of my problems.

What advice would give an aspiring Real Estate Investor that lives in a very expensive market (Bay Area) is a single father to one child with an approximate total debt of $72,000 (ie car loan, student loan plus others). 

Still living in a household with other family members so housing is not much of an issue. 

My goal is to pursue a multifamily, ideally a duplex for starters and work my way up from there. 

Do you think I should pay down debt before even thinking about investing?

Welcome to BP Brad, I am also an aspiring Real Estate Investor from San Francisco, CA. Currently looking to start out with a multifamily for my first investment property. Ideally, any great deals on duplexes for starters and work my way up from there. 

If you haven't read Brandon Turner's The Book on Rental Property Investing, I highly recommend especially if you're primarily looking for a buy and hold. Plenty of great info from that whole book. Rich Dad Poor Dad from Robert Kiyosaki is also an inspiring book to get you in the right mental state.

And besides the BP podcast, The Real Estate Guys podcast is another great source for learning as well.

From a new aspiring investor to another, I wish you the best of luck in the future!

Found a 4 bed 2 bath 1404 sqft in Tampa, FL. Property is listed as a SFR but could easily be converted back to a duplex with separate entrances.

I agree with @Jacob Sampson, Repairs at 2% and CapEx at 0% is not going to help for the long run. Also you mentioned "4 Family" I'm assuming a 4plex and it looks like from the photo there is only one point of entry which is not really ideal for a small multifamily.

Anyone that lives in the Bay Area or have had past experience investing in SFRs in Fairfield, CA? I did a BRRRR analysis on a 3 bed 2 bath 1200 sqft property and I am curious to see your thoughts on the numbers I ran.

Originally the asking purchase price is $200,000 but it has been vacant and on the market for over 700 days according to Zillow. Property also needs major repairs so I started out the analysis with a $100,000 purchase price.
