@Juan Alvarez yes, FHA requires you to live in the property for at least one year, then you can move and rent out the unit you were living in.

@Juan Alvarez A lot of different ways to do it. You could buy a 4 plex with 3.5% down, rent three units and live in the other with an FHA loan. Hindsight is always 20/20, but I wish this is how I would have started......

@Mike Madeja Dupage county as a whole does provide some good opportunities, but as other posters have mentioned, homes typically come with higher price tags. CF is sometimes hard to come by, but if you can find the right deal, you typically will attract good renters for your properties. I do not have experience in Lombard, but this seems to be the trend in Naperville these days. Good luck!

@Gareth Fisher use your cash to buy more properties so other people pay your mortgage and you don't have any issue....
