Also any one know how to document smoke smell when doing a final walk through when they move out?

@Dennis M. I don’t care about smoking at all. I just care about my unit. Don’t want it smelly for my next tenant when they move out.

So my tenant has been great and paying on time. I received a complaint from a neighbor unit that the tenant is smoking weed inside the unit. She clearly smells it and the other day knocked on the door to give her something and called me to tell me that it smelled very bad in the unit. I do have a no smoking policy in my lease.

I also have recently been told by the tenant smoking that she will be leaving when her lease is up at the end of April. What would you do in this situation? Thank you!

@Wes Blackwell unfortunately many people would just spend it on impulse items and be in the same exact spot they were in prior to receiving this “free” money. I just think many people don’t understand how to save and I do not believe it would change the situation in the long term.

@Anthony Madia I am originally from Long Island. I moved to Texas to be able to invest and build my portfolio. Very difficult to do living there as I’m sure you are aware. Good luck on your adventures.

@Jeff Bousquet Norwich is a excellent place to invest for long term buy and hold. They cash flow nicely and are very easy to buy to meet you number goal.

I bought two condos earlier in the year and it’s been going very smoothly.

I am looking to get more rentals in the area.

Curious as to why you should or should not require tenant to have a renters insurance policy? What is the benefit to the landlord?

@Wayne Brooks Yes my employer would face more expenses but I am certain he wouldn’t have an issue as he doesn’t want to lose me over a 10% cost increase.

That’s the easy part, for me my issue is do I slow my real estate goals or not.
