Post: How to project appreciation percentage?

I've read a lot that it's good to project appreciation for a property you're considering to buy.  I also understand that, in general, real estate appreciates about 4% in the long run.  But how do you narrow that down in detail for a specific property or area?

@Gabriel Lamb  I'm learning to do the same thing. From what I've read it's crucial to look at MANY properties.  The more you look at the more you learn what real value is and what real deals are. 

@Ben Payano My first question would be what is the long term ROI if you include the cash flow and appreciation. If your projected appreciation far outweighs the negative cash flow then keep it. But you better be right on the appreciation! Otherwise get rid of it if the long term ROI is bad. Or figure out a way to improve the cash flow... reduce payment? Get more rent via improvements?

@Stevie Delacruz I don’t think you’re too young IF you’re able to set up some pieces to invest. For example you do need “some” cash to begin investing. I think the best thing to do right now is to find ways to save money. That will only help you. And you’re doing good by investing in your EDUCATION. Extremely important. I like the quote “Work to learn before you work to earn”.

My wife and I are planning to get a second vehicle. We've been able to get by with one to save more money. We're planning to buy our first rental property asap and plan to manage it ourselves, at least to start.  I've been thinking that getting a pickup could help our landlord duties since we might have to move couches, washing machines, etc sometimes.  What is your experience if you manage your own properties?  Would you say a truck is a "need" as a landlord?  Thanks.

@Jessica Wood With that type of money I would look into buying an apartment building.  The ABCs of Real Estate Investing by Ken Mcelroy is a good book that focuses on apartments.

@Austin Timothy van meadows I think the first question is what are your goals? Do you want to flip houses? Rent? Whole sale? Personally, I really like the BRRRR (buy, rehab, rent, refinance, repeat) strategy to acquire rental properties.

@Account Closed  You need to start saving money aggressively. Also, you could consider buying a house to move into where you don't need a large down payment and renting some of the rooms (aka: house hacking). 

Weekday works for me is it's in the evening.

@Henry Murray  Thanks Henry... this is a great, helpful tool!   'Preciate you sharing.  Also, where did you get the Price/Rent figures on Zillow?  And have you decided on a market to invest in based on your analysis?
