Thanks for the advice guys. It sounds like the best practice is to run the numbers first.  If they look good, then go check out the property.

@Nick Thomas  Thanks.  Great tip.  What is the market value x 7%?  Is that another rule of thumb similar to the 1% rule?  I haven't heard of that.

@Joe Villeneuve  So what is your thought process when looking at a property without pictures?  I guess you look at everything else to see if it's worth going to see?

@Ned Carey  Great points Ned.  I'm starting to learn to use the 1% rule as an initial filter when going through property leads. I'm looking for a buy/hold single family home in south Charlotte.  So it sounds like you don't pursue properties if they don't have pictures unless something else about it looks promising.

When you’re trying to analyze many properties quickly, what do you do when there aren’t pictures or only one? Do you take the time to go see it? What’s a good strategy to deal with those? Thanks

@Michelle Eisenberg From reading BP and books I’m learning that building an excellent TEAM is vital. Get an excellent CPA on your team. Don’t settle for a good one though... get a great one.
