Build property ground up

Happy Tuesday everyone! So, I'm new to this deal and would like some advice. I have a vacant lot and I'm looking to wholesale it but I want to make sure it would make sense for my buyers as well as myself . I'm not sure how much it would cost to build a house from the ground up. So for example, ARV is $200k In a neighborhood that sells around that price and using the wholesaling rules @ 70% discount and minus $$$ to build, how would I profit from this?
