Im trying to purchase my first SFR rental in OKC. 20% down, <$135k, C Neighborhood, 3bed, Near Turnkey.

Inventory is awful, as to be expected.

Interest rates are slowly inching up with the Fed expected to raise rates in a few weeks time

Meanwhile inflation has been CHEWING away at my cash for half a year and continues to accelerate. 

What on earth do I do? Wait for interest rates to increase and hope that the market will soften in a few months? Or just bite the bullet and purchase something a bit pricier to get my foot in the door and start leveraging. Its so painful to see my cash lose purchasing power every month so im feeling the pressure to get in quickly. Any advice is appreciated! Thx!

I'm looking to do the same, FHA househack a duplex/SFH+ADU, but how on earth can we FHA'ers have a competitive offer in this insane market?!

LA's mass exodus is in part due to the rampant homeless crisis (which has snowballed significantly in the last 3-5 years). the city did the same thing here, legalized camping and its escalated to levels that are irreversible. Austin could absolutely head in this direction if this ban remains rescinded

Hey all, Looking for the following:

  1. 2-4 plex
  2. >B- Neighborhood
  3. 1% rule met

Any thoughts on pockets of the city I should check out that may meet these specs? Ideally areas that have been covid-resilient during the economic downturn. Thank you!

I live above the main lobby and the influx of moving trucks over the past 6 weeks has been significant. High-end rentals are taking the greatest hit by far.

@Matthew Nicklin great to know. Thank you! Our situation is ever evolving and SFRs are not out of the question. A C+ neighborhood with a decent school is also an option but the ideal goal of a MF property is one of the main priorities.

@Matthew Nicklin leaning toward Northern Atlanta but any A or B neighborhoods with decent schools. C and D neighborhoods are not being considered. Do you have advice of neighborhoods that meet this criteria in the area?
