@Josh Coup I did not end up using any of these programs. I use a lot of Seths free info and then I actually partnered with another guy on a few deals that was offering a deal partnering program for a short while. Unfortunately I don’t think he is offering it anymore.

@Rosvelt Singleton when I get a county that does not give the delinquent records for just raw land, I just ask for the delinquent tax list that they have which is more than likely a mix of raw land and improved land. Then you spend a lot of time scrubbing the list or find a VA to do it. Otherwise you can always just move on to the next county. Hope this helps

@Nick Tureau. I really like this model and have been thinking about doing the same thing. I am currently doing a couple land flips (episode 39 of podcast) and have been wondering if it would be worth the time to put a mobile home pad on these lots that I can get for dirt cheap, and then rent the space as you said with less headache of traditional rental. I am also curious to see if anyone else out there is doing this and how it is working out for them. Thanks for posting!

Can it be logged? Is it tillable? If so it could be rented out for farm land. you could clear a pad for a camper and advertise it as a camp site.  Also, there is always ways to find money and resources to develop the land if it makes sense. I bet there are lots of people on here that would love to partner with you, that do have the money and resources.  Good luck!

Congratulations! Nice to see a success story! I am trying this same strategy in Minnesota. I am curious how you structured the seller financing. Did you set that up yourself or did you have an attorney assist you? Congrats again and good luck going forward!

Hey @Christopher Brooks. Your post gives me so much hope. I am also new to BP and real estate investing all together.  My cousin and I are in the beginning stages of our first try at land flipping here in Minnesota.  We have received a list from the county and scrubbed it. We are excited to send out the first mailer, but I figured we should do a little more research just in case we get someone looking to sell.  I was just curious if you self close your deals or not, and if so, what forms are all necessary for that? The math just doesn’t add up on some of these deals if you have to give a title company a piece of the pie. Thank you for any advice and congrats on a great start! I hope to have similar success!

Does anyone have a good recommendation for a real estate attorney near St. Cloud, Mn or the northern suburbs of the twin cities?
