Investment Info:

other investment in Saint Johns.

Purchase price: $1,100
Cash invested: $117
Sale price: $4,500

Purchased two adjoining raw land parcels in Central Apache County. Was able to finalize a seller financing option with a buyer for 20% down, 8% interest for 24 months. This is my first real estate deal. The deal is small, but I am very excited.

What made you interested in investing in this type of deal?

I wanted a real estate option that would allow me to learn with limited money down.

How did you find this deal and how did you negotiate it?

Direct mail campaign, direct negotiation with the owners

How did you finance this deal?

cash

How did you add value to the deal?

marketing

What was the outcome?

Sold the property in a seller finance deal, ultimately the deal will provide me with a 200% ROI

Lessons learned? Challenges?

Land Locked properties suck, I will stick to properties in the future that offer road access.
