Just wondering if anyone out there has a recommendation for a title/closing company in the central Minnesota area that specialize or have experience with investors? Thanks in advance for any help!

I appreciate the feedback! This is very helpful. Yes Linda I have been trying to take in as much of @Seth Williams information as a can. This niche really interests me. I have been contemplating joining his club membership.  Have you done this and if so, have you found it to be a valuable investment? Also, if you have access to the number of months the owner is delinquent, do you take that into consideration and just mail to the the owners that are close to losing the property or do you just mail to all delinquent owners that fit your criteria? First time, hopefully not last time, poster here.  I am in the process of getting a tax delinquent list from the county and looking at getting into some raw land deals. The county has gotten back to me and wants to know what I want on the list.  This is the first time I am doing this, so I am looking for some advice on what I for sure need off of this list to put a mailer together.  I guess I don’t even know what is on these list to start with, so I’m not sure what I should ask for. Thanks in advance for any help.
