We live south of Tyler and invest in east Texas. I am in the same boat, my buddies are ready to hear about something else. Would love to connect.

 Yeah, real estate makes a lot of people's eyes glaze over. It's always interested me.

How have y'all been purchasing your investment properties? Any experience with hard money loans? I have just started reaching out to some hard money lenders about a potential flip property.

I haven't used hard money yet, but I do want to learn the process. I've been using private money so far.

I have been investing in the East Texas area for 2 years. I focus on properties that need rehab. We take ugly, make it pretty, then run to the bank! I currently have 6 buy and hold single family properties in Van,Canton, Mineola, and Quitman. I'm very interested in small multifamily and self storage as well. Real Estate has been hard work, and very rewarding. I have learned more in the last 2 years than my previous 43. I'm wanting to connect with investors in my area to talk real estate,  my friends are tired of hearing about it. Thanks!!!

Does anyone know of any investor friendly lenders in Tyler texas? I need some guidance on my next property purchase. Thanks

@Joel B.

Thanks for the advice, Joel. I realized while reading your response that I do not know what the plank is made of. It's obviously not waterproof because it is fuzzy looking at the joints in places from urine. Pretty strong smell when we entered the house. Mucho pee pee!!

I'm closing on my first rental. (3-2) 1300sf. Paid 100,000. ARV 150,000-160,000. (Pier and beam). The last tenants had dogs inside and ruined the vinyl plank flooring. I would love any feedback on best flooring for long term rental. Thanks
