I didn't know where to put this post. I was listening to the podcast the other day and the guest was a man who syndicates all of his deals. I am curious to what yalls opinion on syndication is. It seems to me that it can be very risky but very high reward. Also, what are your views on taking out a loan to put in to a syndication deal? How do I find someone that will allow me to participate in a deal with them? How do I find a trustworthy syndicate? Lots of questions. Just curious, really, but I would definitely be interested in looking in to this.

When I was looking to buy my first house I talked to my real estate agent about buying foreclosed homes and he told me to be careful. He was saying something about foreclosed homes not having a clean title. I am still interested in buying foreclosed homes but I don't want to dive in head first without some base knowledge. What do you guys do with your foreclosed home after you buy them?

Anything from wholesaling to flipping. I would like to start out by maybe bird-dogging for some people in my area. The only thing is I don't know where to find those people and once I do find them, how can I provide them a good service and build trust? Where do I start for finding good deals to pass along to the investors?

What can I do to find in esters when I have little to no money to put on my first rental? And how does the investor get paid? I'm sure there is more than one way to skin this cat.

Tom Parris I live in Greenville, SC. I'm on a .6 acre corner lot. Not very urban but all of the houses are still 50' - 100' apart.

If I have a house with an ARV of $150,000 I know that I'm not going to go in there and put in marble countertops and crystal chandeliers. So how do I know what is too much and what is too little in terms of what materials am I putting into my house?

Christopher Giannino okay, that makes sense. Another question that I just though of. If I have a 3/2, 1970 ranch style house, that I have updated, how do I know compare that to similar houses that are not updated?
