@Richard Queen I am definitely going to explore my options when it comes to management software in the near future. But for now I only have 1 property with 12 units, so I'm able to get by with the bare minimum. I am also definitely going to look into that banking option as well. Thank you so much for the information.

@Nathan Gesner I have another question about fund management, I was just thinking about this and figured I would add it to this thread. What is the process and timeline like for you from collecting rent to paying yourself? Do you wait until you have all of the rent? Do you have a certain day that you like to pay yourself by?

I'm in real estate for cash flow but I'm not as familiar with this part of it.

@Nathan Gesner That was about as perfect of an answer as I could have asked for. Thank you so much. However, I have a follow up question. I am currently looking at a four unit building, if I were to acquire this building would I need to open another account specifically for that property? Or would I just need to keep up with it in my accounting software.

I am relatively new to real estate investing. I have flipped a few houses and have a 12 unit (low end) apartment complex. I would like to know how people, with multiple apartment complexes, set up their banking account to receive rent and manage expenses. I know every real estate investor does it differently but that's better than not knowing really how to do it at all. *As I raise my hand*

How long should I wait before posting an eviction notice? I would love to hear other real estate investors processes. And learn something.

Sorry if I posted this in the wrong forum. So, I started a rental property company, with in the last month, and my mother would like to put her townhome (her rental property) in my company's name as the "inaugural rental property". The company has not had enough time to build any capital, as I am out of town for the rest of the year. How do you go about putting a property into an LLC? I'm sure there is more than one way to do this, just looking for my best option in my current situation. You guys are great.

My buddy thinks that you have to pay hard money lenders back within the first 3-6 months of the loan (on average). Is this true or are there some hard money lenders that could be used for renting and generating cash flow?
