100% use VRBO in addition to Airbnb.  They have the second largest market share.  Company wide they get us about 30% of our bookings. Our more urban/smaller units do not so as well, but our larger homes by the beach book a lot more on VRBO.  Like Michael said they market to a different demographic.  We are are also listed on 13 other sites in addition to Airbnb/VRBO.  This helps keep the calendar full!

Curious, what other sites?

Hi Shannon- we also have a beachfront home and manage it ourselves. We have been doing so from the start.  Use Airbnb and VRBO  once you have reviews, you can also be successful marketing it yourself on Facebook.  If you’re market has an offseason, list it on Zillow and Furnished Finder. Some things we learned as we enter year 2:

-cleaner is most important
-handyman is also important

(you can find both of these reccs on facebook groups for your local market unless mgmt company gave to you)

-schlage lock (or similar)

-google mesh for wifi and nest (or similar)

-nice, professional photos

-communication is key (you can find those template prompts on BP forums)

then let it rip!  Good luck and you’ll be glad you saved the 30% or 10%!

Do you have a FB page, pay for FB ads or both?

Im small time right now so neither. I just post on free fb groups

Hi Kane- use turbotenant.com. It’s easy and they apply on the site providing criminal history, credit score, work and rent history.

It also markets the listing on a bunch of sites.

Good luck!

Airbnb does allow links sent on their platform.  i send google docs for my rental agreements through their platform.

Here is what we use, but curious to hear others/feedback:

Hi ∕guest first name∕-

I have a second home in Sapphire NC that we plan to use 3 months out the year. I am looking for a vacation rental management company to do STR when we are not using the home. Does anyone have recommendations.

Wander Homes is very good

No HOA. Period.

Why no HOA, Bob? All bad or just mostly bad experiences in the past?

As a host, is it recommended to provide apps on the Smart TV with log ins already set up (which would cost monthly fees) or to just have the apps downloaded on the Smart TV whereby the guests would log into their respective apps?  This regarding hulu, netflix, amazon prime video, etc.
