I love red flags and lots of trash... dumps the price out. Only thing that's stopped me so far has been rot and bad neighbors.

I'm renovating a 1930 Craftsman bungalow(BRRR) with a ARV of 200k, about 15 miles from Chapel Hill , NC(1.1acre). The next door land (1.87acre) has come up at tax auction, I believe I can get it for 15-20k. I'd like to own it to keep out a Mcmansion or trailer next door and preserve the old-growth cove my house sits in. Do you think this purchase would add value Beyond what I pay for it? Is there an equation or rule of thumb for figuring out the added value?

The place has gone downhill in the last 25 years. That said I wish my family had our old historic district duplex. Was and is a good rental.

I'm looking at a home in central NC that has sat vacant for 10 years and I'm trying to determine current value. I think That I need a 2nd opinion more than a full service inspection at least for now. How do you handle this? Is this a job for a home inspector?
