Hello Ran! As mentioned above there are plenty of great areas throughout Columbus. With that being said, we've had plenty of success in suburbs such as Grove City, Reynoldsburg and Blacklick. These areas offer pretty stable tenants while being a lower cost of entry in comparison to most of the other suburbs.

@Account Closed nice to see I have a neighbor on bp. Have you invested in the area or just getting started?

Sounds great @Darrin Carey, I will reach out and set a consultation. Your right, I keep looking towards the internet and getting unclear answers(even from the real estate commission).

Was planning on making it out tonight, although,  I had a birthday dinner with the family tonight. With that being said, I'm looking forward to meeting at the next meetup! Thank you very much Darrin, your help is greatly appreciated.

Appreciate the input BP! Based on the consenses, wholesaling is sketchy in the state of Ohio(even for licensed individuals). Even with research, I'm still yet to come up with an absolute clear way of legally wholesaling. Until being made clear, I've decided to stick to areas where I feel absolutely safe taking the title on and then selling. I guess a better question is..... Anyone have a solid real estate attorney in the Dayton, OH area?

It's an off-market property, however, that had me completely stumped because I was unsure whether or not that form was absolutely mandatory. That cleared it up, thank you very much @Christina Carey

I've recently moved from Texas to Ohio and currently working on the paperwork for my first wholesale deal in Dayton, OH. I'm licensed in the state and know that disclosure is absolutely neccessary. With that being said, the representation disclosure form in Ohio states who I represent in the transaction. Therefore, when signing the contract I represent myself as the  buyer, however, after assigning the contract I have ownership interest as the seller? Therefor I'm representing myself as the seller. I'm curious as to how to fill out the disclosure form and stait my interest in the transaction. Because I don't want to be responsible for representing the seller or the end buyer in which I pass my interest on to. Any suggestions on disclosing my interest in the transaction from a realtor/wholesaler side of things?
