Post: Live in Historic Upper West Side 4 Bed Co-Op for over $1M Net Profit Value Add

4 Bedroom Co-op for sale in Emery Roth's Inaugural Residential Project from 1899. Emery Roth is a famous Manhattan architect known for very high end luxury buildings, this unit was not only his first residential project but it is the last unit left in the building with all of his original details, moldings, features - a collector's item. Everything is maintained well and in good condition (only 2 different families have lived here since 1899). Apt was designed in 1899 with Italian Renaissance style in mind, features 3 fireplaces (now decorative), roman columns in library, original ceilings and wood paneling from gilded age and some light fixtures still in place (electricity fully upgraded). Kitchen currently set as galley with extra dining nook, although there is a separate dining room, living room and library. Apt also has had track lighting installed to hallway ceiling and a recently renovated jack and jill bathroom.

Building just redid brand new roofdeck with views of Broadway and Central Park, also redid gym which has full array of weights, cardio machines, rowing machine and natural light. This also is the LOWEST monthly costs for any Upper West Side 4 bedroom coop as the building leases commercial space to Wells Fargo.

The sellers are downsizing and found the downsize of their dreams and really slashed the price on this to facilitate a faster sale.

HUGE After Repair Value - giving the buyer a lot of room to work with for potential upgrades https://streeteasy.com/building/255-west-90-street-new_york/9c - This is at The Cornwall which was a 1910 development of Neville and Bagge, a rival company of Emery Roth who was also well known. This unit fully restored went for $4.65 in april, building is very similar but no roofdeck or gym and higher maintenance). I think this apt is a great opportunity in a rare buyers market for a live in investor to really make a profit on a coop and add a homerun property to their financial portfolio.

If interested please shoot me an email or text for quickest response (not sure if allowed to post here but will be on listing site in URL)

Quote from @Bruce Lynn:

#1 What's missing is Profitability.....Pretty weird....I think both are either losing money or just barely hanging on to minimal profits.  If you couldn't make big money in 2021, the next few years are going to be even more difficult if not impossible.  I've been at companies early in my career that weren't making any money and some loosing money or facing bankruptcy.  It ain't no fun.  Plenty of other real estate companies struggling, they're not the only ones.

Listen to Jim Cramer on CNBC....don't invest in companies that lose money.

As I look back over the jobs I've had since I started working, I think you should pick very carefully who you follow and learn from.   I am not a ReMax and never have been, but Dave Liniger is a smart guy.  Learn everything you can from him.  Learn from people who know how to make money and be profitable.  Be a Kiyosaki, learn from your rich uncles, and don't take investing advice from the poor ones.

Watch earnings...

I just switched from compass to exp because it’s actually the most profitable publicly traded brokerage in the country, only other profitable publicly traded brokerage is Berkshire Hathaway. Even in 2023 when everyone in real estate suffered major losses, exp returned a profit. Standalone brick and mortars like compass are the ones that are burning through money and taking it from the agent and customer

I have this really great property in Hamtramck, a single family guest house behind a quad that just had long time tenants move out. Can anyone recommend a licensed contractor to renovate and upgrade the space at a flat agreed upon rate without my supervision in the Detroit area?  All references truly appreciated.

Hey Everyone!

I'm an investor who has some midwest properties but would like to buy closer to family. I was wondering if anyone had any experience in acquiring properties via tax lien/deed auctions in SC, also are HOA fees only a Myrtle Beach thing or is that more or less statewide? will I have to worry about that in most of Charleston? I see SC is one of the states hit the least by corona, are people in business right now? Looks like businesses in NYC are just starting to prepare to come back.

Was wondering if anyone had a good agent connection.  I've had bad experienced with agents since buying my property, I've been able to rent in my neighborhood pretty easily on my own, the problem is that I live out of state so it's a trip into town each time there's turnover.  I have bad luck with agents, I've hired about 2 or 3 in my 2 years owning the house none of whom have ever successfully rented it.  One was the top rated girl in the immediate area and took 3 months before I fired her and travelled into town to rent them all myself in the span of a week.

I am now trying to fill one unit, can anyone point me in the direction of someone who wont drag their feet on this?

I'm living in NY and did my first buy and hold in Detroit.  I played it safe and did a good neighborhood that wasn't dirt cheap but way cheaper than NYC.  for 10% of the price I'm getting cashflow LLs in NY get with 1-2 unit homes with my 5 unit property, however it is tough to find the right people so you need to be resourceful and be ready for those first few years to be like a 2nd job

Hey All,

Just did a bunch of good work on a unit but need help renting it, I'm a remote investor in NY.  Can anyone point me in the direction who can find me a qualified renter and show the property for me?  I can even handle the actual leasing myself online

Thanks,

Josh
