Brandt,

Why didn't you start last year??? Just playin, I think it's GREAT that you are learning about it.  My advise to you is 1- don't ruin your credit.  Too many young people do stupid things and hurt themselves for decades.  2- Don't forget to learn about basic plumbing, electrical, roofs.... I'm not saying you should want to fix the roof of your 40th property when you're 35, but you should know what kind of work it requires so contractors don't screw you.

It's a great time to look into real estate in FL.  One of my agents said that they are expecting TONS of foreclosures there. 

BP is a great place to start.  Read, Listen, Communicate and LEARN.  Don't be afraid to ask questions (even stupid ones). 

Here is a question for you... Why is now a good time to get into real estate for you?

Welcome Kyle and Filipe.  Great words of advise Russell.  We have a couple properties in MD.  The values are there and there are good areas.  The one thing I found out (and don't like) is that you need to get Lead Paint Certification each time you get a new tenant.  Not horrible, just an extra cost and a pain.

Welcome aboard.  90% of the stuff I learned in my real estate class was only useful to pass the test.  You are going to learn most from experience and communicating with others.  I only wish I knew about BP three years ago. 

My advise to you, find people that really know what they are talking about (not just like to talk) and watch what they do.

I think the hedge funds took most of the deals in Atlanta. You may have to wait til the bobble pops again. Or may something in a bad area and to section 8. But then won't any appreciation. Good luck
