I see a lot of great posts.  JD I love the idea of going from 2/1 to 3/1 or 2/2.  I commend everyone and learned a couple things.  THANKS!

But we should go back to Greg's situation.  This is a rental in a pretty strong market.  Things he does today probably wouldn't bring much appreciation in 5-10 years.  He is also getting 2650/month.  In most of my markets, that is a very good rate.  So I think there is strong rent demand regardless of any improvements.  Lastly, he fixes things as needed like the roof.  So he is not a slum-lord.

My advise to you is look at what your competition is offering and consider the return on investment.  Don't forget that this is a business.  Also, I would limit improvements to things that help the well-being of the property (investment).  Things like LVP or adding a 1/2 bath would get my vote.

Hey, one of my partners found a property in the 38109 Zip Code.  Property looks solid and based on our numbers it looks like a good deal.  Does anyone have experience in this area that they would share.  Much appreciated.

If it is as bad as you say it is and you don't have much luck getting a response, why don't you report them to the city and have them say fix it or get a fine.  Then you might have their attention.

There are too many open questions like Why would you consider it?  Do you have experience managing a property? Can you cover the shortfall? What is your end goal?

Yes.  The following list are just a few benefits....

1- You can have access to any listing w/o having to wait for your agent to show you

2- You can make as many offers as you want w/o having to wait for your agent

3- You get the commission 

4- You have access to your broker and other agents in the office to throw ideas out on any given property

Make a plan. There are dozens of things to consider like, who are your partners, where are you going to invest, are you looking to flip or rent out, what are your goals, how are you going to raise capital???

Listen to several of the BP Podcasts and start putting your plan on paper.  Once you have done that, then ask more direct questions.
