Abdul,

Again, do what your gut says to do.  The only thing is that there might be some rules in your state that limits the amount of time you can rent a residential property for.  I think most states is two years at a time.

We might be in different situations now, I would take less to get a good tenant in there and not have to worry about it. But this is your property.

One should always have money on hand for the good times.  Good times are when people are desperate to sell and there are deals to take advantage of.

But I don't think 2020 is going to be the year

We have a few office buildings ranging from CPA to doctor to orthodontist to insurance company as our tenants.  We are 100% occupied but still getting calls.  We are in a C+/B- area.  We have a website that we pushed on Google ads and I went to local chamber events and meet up groups.

Find out what your target tenant is and find out where they market, learn and hang out.

Not really, banks are funny that way.  Unless you can prove it was your money for 60 days.

Would love to connect.

Jeff,

I don't mean to be an @$$, but doctors are usually highly educated, not always high income.  If you want to share what your goals are, then people can help.

There are tons of ways that tenants can pay rent.  Do you have an account in the US?  They can pay you via Venmo, Zelle, Paypal..., deposit into your account.  I assume you have a property manager and most of them do direct deposit into your account.  Worst case is that they can wire you the funds.

Honestly, I'm confused how one can ask that question.  If you have a rental property, the main goal is to get paid rent and there are dozens of ways to make it easy.

@Josh Bakhshi Thank you so much for the advice! I am meeting with an inspector today to tell me about everything that needs to get completed in the home. I had a company come and look at the mold issue and it turns out there is no mold. It is just salt that is building up. So I was happy to hear that good news! I plan on calling roofing companies to get quotes. The advice for three quotes is a very good idea! I have spoken with one contractor in regards to the remodel and he said it would be difficult to give an accurate bid because it would all be done by the hour. I am hoping the other few I am meeting will provide a little bit more insight into the situation. Also, thank you for reminding me about the bottom line! I am trying to fix the problems that need to be fixed but also keep in mind what buyers want.

Great news about the mold.  If you guys plan to purchase most of your stuff at Lowe's, send me a DM and I can hook you up with discounts.  Good luck and keep all of us posted on your successes.

Looking for plan B and C.  Good job
