 I don't know how your leases is done, but every one is responsible for 100% of the rent. If I have a tenant that tells me on the first that it will be 2 or 3 days late, then I would let it slide once. But if they avoid my calls and texts, them it is a very big problem.

We use intuit. It cost 50 cents per transaction. The only issue we had is that for the first transaction it took a few days but now it's fine

I know that in ga if the value of the stuff is more than 500, you have to file for eviction and hire professional to move the stuff out. You can deduct the cost and the time it takes from the security deposit

I hate hoa's. Sorry you are dealing with it. I would cut losses and make the money back sooner. 

I'm betting that she just spilled water from a cup or someone in the house did

We are about to close on our first office complex.  There are a few units that are vacant and working on getting people in there right away.  My partners said that we should advertise every unit to see if we can get better deals than the ones currently there.

I think that is stupid, but I want to see what others think...Thoughts???
