Hey BP peeps,

I'm on the hunt for a new Property Manager in Lubbock, Texas. I have 5 units there, and I am questioning whether my current PM is the right fit. They do a great job of getting vacancies filled quickly, but every time a vacancy is filled, it seems that I get hit with some expensive repairs that seemingly come from out of the blue. For instance, they just informed that a duplex is in need of major plumbing work, which will cost approximately $3500. This has happened numerous times before, and since I am out of state I trust them to be my boots on the ground. However, the fact that this occcurs after every time a property is newly rented has me wondering if they are taking advantage of me. Would love any insights and recommendations for good a good PM. Thanks in advance.

Hi guys,

In this odd time we are dealing with regarding Covid-19, I'm wondering if anyone is considering a loan via SBA with the low interest rate that I have heard is being offered. My thought is, perhaps it would make sense to get this type of loan, and use it to pay off a private loan I currently have at 10% that is coming due in October. Would this even be possible using an SBA loan? Any guidance and/or advice is appreciated. Thanks in advance. -Josh

Hi everyone; I'm sure everyone is sick of hearing about Coronavirus. But I have a friend who was in Vegas. Met the head of Health Services from Seattle.

He was working outside Seattle because he had cancer in the past and Seattle is SO BAD they sent him to work remotely in Vegas which he thought was fine. However, Vegas is shutting down tonight. 1/2 the big hotels on the strip are done tonight at midnight. All casinos and bars are shut down, and no sit down at restaurants. Only take out. The rest tomorrow night. He also said the media is not really sharing (knows) how serious it really is. He said to take this VERY seriously. And Stay home! Period!

Hi BP,

I am under contract for a new deal which involved land, a small RV park, and one single wide MBH. From past experience I have not been able to obtain a loan when the main house was a mobile for investment purposes. Does anyone know of a lender willing to take on a deal like this? FYI, the property is in Texas. Any referrals or information would be really appreciated.
