I'm not sure if you would qualify since she's on the current loan, but it can't hurt to call a few lenders and see what they say since I'm no expert in the lending department. Or they may have some other programs that work for you guys. It can't hurt to ask.

Perhaps you can have your wife apply for first time buyer loan and only need 3% down? I'm not sure if that's an option for rental property but might be worth exploring.

Hi everyone,I’m looking for any and all ideas to help get a vacant house occupied in Odessa, Texas. Odessa is in the heart of the Permian Basin where tons of oil jobs exist when it’s flowing and in demand. Due to COVID, most rigs have stopped operations and until oil demand comes back it’s looking bleak.  I’m trying to find a way to bring in a tenant to rent this home and wanted to see if anyone has any idea besides the normal marketing avenues. Advice is appreciated.
