I'm not a wholesaler and do not know the legalities of the question you have asked, but there are quite a few wholesalers who post here who I'm sure will chime in soon.

IF they don't, I recommend attending some meet-ups, I was just at one earlier today in Fort Lauderdale and there was actually a wholesaler throwing in offers on his laptop during the meet-up.

That's why I said at the end of my post encouraging to hear from some locals in south Florida and mentioned some keywords lol

I don't currently know anyone who's a successful commercial real estate investor but I am becoming more active at meet ups and with being more vocal so I hope to find that in time. 

I'll do what I can to add value to the investors day by assisting them any way I can. Reading the books ahead of time are great so I can actually communicate better and understand the processes, even if it's only the surface that I understand I believe it's better than knowing nothing and not ever showing an effort

in the words of the famous Warren Buffett, "everyone learns from mistakes, but there is no rule that says they have to be your own mistakes."

I'll learn from others any chance I get and apply to my own strategies the best I can.

@Thomas Franklin I feel that the majority of that knowledge will come with finally sticking my neck out there and making  moves. If I continue to listen to everyone's opinion on what market is doing what then I'll sit here all day sitting in analysis paralysis!

I highly agree with having a great knowledge of the marketplace, I also can't help but think that the majority of South Florida has a very  high demand for rental properties! Just a short drive and you'll see an unlimited number of multi family properties (which obviously you're aware of that). It's just a normal way of life for many of the people here and a lot of people have no goals of even owning their own home,

Thank you for taking your time o input some advice.

1. I never plan to purchase on "projections" or "speculation" and I will definitely post a deal up here looking for insight on things I may have very easily missed!

2. My girlfriend (future wife) and I have relatively good jobs and are great with living frugal when we need to. We are currently looking to "house hack" into a duplex and multiply our savings! I get borderline anxious if my savings gets too low after working so hard to get it what I consider to be "a lot" (which one day I hope it's pocket change!).

I also understand that making that money work for me will be far more effective than letting it sit in my bank account. So hopefully with those two feelings combined, I will invest wisely AND account for emergencies/vacancies so I don't lose my investment!

3. Funny enough, I've found a great management company that I've gotten close with and plan to maintain a great relationship with them and use them, scaling both of our companies. (gotta 10X everything!)

4. Same as #1, I'll never let emotion get involved and purchase on speculation!

Sorry for the long reply, I just wanted to make sure I acknowledged every step that took to reply as I appreciate any tips considering this will ultimately lead me to financial wealth and freedom!

I wish I could tag you both for replying but I'm on my phone at the gym currently so I'll do it when I get home, but thank you both for the response and that will be the first thing I search when I get to my laptop! 

I am very cautious about spending my savings so I will read as much as I can for sure
