@Pavlos Kasselouris care to expand on that? Whaat does an agent being bound by the law and careful with neighborhoods have to do with deciding on an area to flip?

That's comforting to hear, as I didn't really want to segregate myself to a small area, I have been interested in properties both in South Miami and through Ft. Lauderdale.

I was just curious if anyone had insight as to what is better, such as more East, more West, etc. but I like your outlook on it and just focus on finding a good deal, thanks.

@Denise Y W I just did a quick search of neighborhood scout. I had no idea a resource like that existed, how is it in terms of accuracy? 

In the future I plan to have MLS access with a license, but for the time being as a brand new investor that could be a great tool if it's accuracy is high.

Hello Floridians!

So a brief introduction: I'm new to Florida, recently moved to Aventura from Massachusetts. I'm also new to real estate investing since I didn't want to venture into this topic until after I had made my move.

I'm currently doing my due diligence, including researching, networking, and lining up my finances. almost finished with the book by J. Scott on flipping houses, then I'll move onto the Calculating Rehab book, supplemented by lots of webinars, podcasts, and communicating with locals (hopefully!)

Anyways, I'm interested how some of you decide where is a good location for investing in flips, and where would be good for rentals?

My current goals are to begin with my first flip in early 2016, eventually getting into buy & hold real estate as well, since my lease is up in 11 months, I'll probably use my VA loan and look into house-hacking next year as well.

I'm thinking of looking somewhere in the range of 35k-60k houses and hopefully making profits of 10-20k (not positive how realistic this goal is yet until I narrow down to a particular zip code)

After that will be the fun task of searching for a lender, but I won't get into that too deeply as my first step is choosing a farm area (if that's even necessary here) My girlfriend and I have been considering Hollywood, based on how it's getting more and more attractions in that city (margarita-ville for example) but I'd love to get some advice from the experts who know this area much better than I!

I apologize for the long post, I honestly meant for it to be a bit shorter than this, but, if you've read this far, I truly appreciate any info and time given for my question.

I have heard that before about a lot of the people in South Florida upon moving down here, I take most things with a grain of salt until you can really sense a sort of sincerity with them.

@Lucas Machado that is an awesome attitude to have towards it, and so far from the short amount of time that I've been participating here; it seems that a lot of RE investors have the "giving hand" attitude. Sure is a nice change coming from a cut-throat negative prison setting from my most recent career!

@David Shoultz I messaged you the info, but I saw that you found the actual post about it already, sorry it took me so long to get back to you! Had some errands to run and didn't really check my e-mail or laptop all morning.

I hope to see you there! It sounds like you and your wife are doing exactly what I'm hoping to do as I start in investing. Get some flips under my belt and then start getting rental properties into my portfolio.

@Account Closed I just signed up for the meeting tomorrow, I've really got nothing to lose from attending, just going to drag my girlfriend with me so I'm not alone lol.

The only thing that makes me hesitant is the feeling that I don't have much to offer yet but tons to learn, so networking can be difficult, I feel, without having some experience in the RE field to offer onto the table as well. But I'll be there with pen and paper for sure!

@Lucas Machado Awesome thanks! I didn't realize Dade had a REIA as well. I had joined Broward and have really been contemplating going to their event on the 4th but it really seems like just a big sales pitch judging by the e-mails I have received (I may be WAY wrong on that assumption)

Thanks Ronald. Still not precisely sure where my first flip will be yet, but I won't rule out any areas around me until I know more about it
